The Listing Process

You have decided that it is time to sell. You give me a call or drop me an email, and I start working on your behalf. Selling your house can be an emotional and stressful time, and I am here to help.

We will begin with a meeting at your home. I can get a feel for the place and you can fill me in on the details and I can answer any of your questions or concerns. Remember, no one knows your home like you do.

I will head back to the office and prepare a Comparative Market Analysis (CMA). This is an extensive and comprehensive search comparing neighbourhood homes that have recently sold, those currently for sale, and trends in the area to determine a listing price range for your home.

We will meet again, and I will go over the report I prepared and offer a few suggestions to set the listing price, so that you get the most for your property. If you like what you see, and we have decided on a listing price, you will enter into a Listing Agreement, a contract between you and my real estate brokerage, Sutton Group-Masters Realty Inc. By signing the Listing Agreement, you authorize the brokerage, brokers and employed salespeople to market your property for sale.  I will walk you through the Listing Agreement to ensure that you understand the terms and conditions of the agreement.

I will arrange to have a pre-home inspection done on the property. The key is to be proactive. Typically, as a condition of sale, homebuyers will have a home inspection done before completing the purchase of a home. This report will identify items that need attention. Hopefully, just small fixes that we can get rectify and not give potential buyers a reason to walk away. A smart buyer will still do their own inspections, but we will be more comfortable knowing what to expect.

We will have a consultation with a professional stager and seek her input and come up with a plan. Staging not only helps to get your house sold quicker, it can increase the value of what your home sells for.

Effective marketing is crucial to selling your home and is an extensive process. Gone are the days of taking a few pictures and advertising in the local paper. Not to discount print ad and we will still do some of that, but our lives are wired now and according to The National Association of Realtors, 90% of home buyers shop online for their home. It is important that your listing be seen everywhere. We will have professional pictures, floor plans, virtual tours, presence on social media sites, online advertising, lawn signs and open houses. We will have stunning full-colour property brochures as a takeaway for any potential buyer to help them remember your home and its features after a showing.
